Board Meeting Minutes

 

On this day October 5, 2006 at 3:00pm, the following board members attended the board meeting at unit # 111:  Mr. Ernesto Fagundo, president, Mr. Richard P. Elie, vice president, Mr. Domenico Ruscigno, treasurer and Ms. Xiomara Blandon, secretary.  Mr. Ricardo Guillen, director was unavailable (out of town) in order to approve items and ratified all previous items.  The items are:

 

1.       As per the board meeting and minutes dated 09/30/2006, item # 19, the board had planned to develop two models of future painting for Tiffany Lakes and then request for estimates.  In lewd of the facts that we were advised that it would have been difficult to find someone to paint the models for free, prior to obtaining estimates and selecting the winner for the job, we the board decided to ask various professional painters in the area for estimates, most of them referred to us by Sherwin Williams and two painters from Tiffany Lakes were also asked to participate. The board obtained four (4) estimates.  The estimates are dated October 1, 3 and 4th of 2006.  The estimates are for $75,000.00, $118,000.00, 171,990.00 and $125,500.00 to paint all 234 units (2 colors) using Sherwin William quality paint, see copies of the estimates at the bulleting board by the pool area. (See estimates)

2.       After having received all four estimates and taking into account that the board does not want for any property owner to pay out of pocket for the painting of their community, since it is the responsibility of the Association to do so, by mandate (Page 55) every five (5) years, we the board unanimously select Colorama Painting, Mr. Adalberto Leon, owner, operator and resident as the winner, not only for providing Tiffany Lakes Condominium Association Inc. with the lowest estimate, with the same Sherwin William quality paint, but because he is willing to cut down his profit, donate the labor for the two models, willing to start right away preparing the units for painting in January of 2007 or before, good payment methods and self proclaim drive to make a difference in the community.  Moreover, he is saving Tiffany Lakes thousands of dollars as one can see from the other three estimates.

3.       We the board of directors unanimously approve for the first payment to be provided to Colorama Painting in order to begin the pre painting preparations (rental of trailer, water pump, water reservoir, pressure cleaning, repairs of visible cracks and caulking of windows and doors) throughout Tiffany Lakes, while at the same time the models are being developed in preparation for all the unit owners/residents to choose their favor model, since we only have less than three month to begin painting throughout the entire condominium.

4.       We the board unanimously approve for a letter to be sent out to the owners/residents, letting them know the location of the two models, the type of paint and colors that were used and a stub to be return to Tower Management Services, Inc. with their favor choice, which selection will end on or before January  1 of 2007.

5.       Copies of all four (4) estimates are attached to this minute, as evidence therein.

6.       We the board ratified all previous minutes, items, orders and internet information thereof, approved and carried up to this day 10/05/2006.

 

 

 

All motions are unanimously approved and seconded by all board members present to approve all items 1-6 and ratified all prior approved minutes and items from 05/17/2006 thru 10/05/2006.  Motions carried.
